During your 10 week paid internship, you will follow loan files through each step of the entire mortgage process, obtaining firsthand knowledge of each step and its purpose. You will follow files from application, through processing, on to underwriting, then the funding stage, and finally the sale of the loan to investors. The purpose of the MOMCo internship program is to provide qualified interns an opportunity to have a hands-on learning experience in a mortgage banking organization, which is part of the financial services industry which specializes in residential mortgage sales. Mortgages are loans, secured by the underlying property (e.g., house and land) made to:

(1) Potential buyers of a house, condominium, or other residential property, whether or not the property is brand new or very old.
(2) Existing property owners to refinance, or replace, an existing loan that the property owner has with a different lender.

Recently, with the drop in interest rates throughout the United States, there has been a surge in owners wanting to refinance an existing high-interest rate mortgage with a new, low-interest rate mortgage (loan) at a lower (i.e., more favorable) interest rate available in today’s lower interest environment. Here at MOMCo, currently the majority of our mortgages are of the second category, (namely "Refi"s).

As you can imagine, the amount of money involved in these types of real estate transactions is substantial, especially here in California where most of our business takes place. Accordingly, there is a lot of “paper-work” to make sure that the borrower qualifies to take out a loan and has the ability to repay it; that the ratio of the loan to the property value is high; that the ultimate holder of the mortgage (the long term lender, or “investor”) feels secure in making the loan; and that all federal and state laws and regulations are complied with in all respects.

Our internship program is geared to introduce to you to all aspects of mortgage banking, from first identifying potential borrowers, steps taken to verify their credit-worthiness, processing the paperwork, and securing the funding to crystallize the loan with the outside investors. We hope that by the end of the internship program, you will be interested in becoming a licensed mortgage banker that has a solid understanding of all aspects of this very important part of the American economy.
